Before the cleaner arrives
- Confirm checkout time and next check-in time
- Note any guest-reported problems from the stay
- Make sure enough clean linen sets are on site (at least two per bed helps)
Reset every room
- Strip and remake beds with fresh linens
- Clean bathrooms fully, including under sinks and behind doors
- Empty all trash, including outdoor bins
- Wipe kitchen surfaces, appliances and inside the fridge
- Run and empty the dishwasher; check cookware is back
- Vacuum and mop all floors
Restock
- Toilet paper, paper towels, tissues
- Soap, shampoo, conditioner
- Dish soap, dishwasher tabs, sponges
- Coffee, filters and any welcome items
- Trash bags, laundry detergent
Check and report
- Damage, stains or missing items — with photos
- Hot tub chemistry and cover, if you have one
- Smoke and CO detectors working
- Thermostat set to your between-stay setting
- Doors locked, entry code changed if you use per-guest codes
Seasonal extras
- Spring: deep-clean outdoor furniture, check screens
- Summer: check AC filters, pool or hot tub supplies
- Fall: clean gutters (by your vendor), check heating
- Winter: protect pipes, stock ice melt and extra blankets
Photograph
Ask for a few photos of each room when done. They protect you in damage claims and help catch missed spots without anyone driving over.
Keep costs visible
Track what each turnover costs — cleaning labor, supplies, laundry — so you know your true cost per stay. Those are your property's expenses; whoever coordinates them should show them line by line.
