The terms, in plain words
- The agreement lasts 12 months.
- The yearly fee is the larger of $3,600 or 15% of your actual accommodation revenue from the last 12 months, shown in your booking records.
- Accommodation revenue means nightly stay revenue after refunds. Cleaning fees, taxes, deposits and other pass-through charges are not included.
- Brand-new homes without 12 months of history use a written yearly projection we both agree to.
- The yearly fee is split into 12 equal monthly payments. The payment stays the same all year, with no surprise changes mid-year.
- At renewal, the new fee is figured from your actual last 12 months.
- Guests pay you directly. You pay your cleaners and vendors. WHITCO never holds or pays out your rental money.
- You pay WHITCO directly each month.
- The yearly fee is never less than $3,600 ($300 a month). If 15% comes out lower, the $3,600 minimum is the fee.
- A one-time $499 onboarding fee is charged once, at the start.
- There are no mid-year adjustments. If bookings go up or down during the year, your monthly payment stays the same.
Ending the agreement
Proposed cancellation terms (draft, subject to attorney review): you may end the agreement with 30 days' written notice. In the first 12 months the early-ending fee is the lesser of 2 monthly payments or the payments left in the year. No fee if WHITCO breaks the agreement, you sell the home with 30 days' notice, or the law stops the rental. Your guest bookings stay with you.
